While these projects are examples of development in our larger cities, the Village of Ossining’s $65 million and 188-unit waterfront Harbor Square project, the Village of Mamaroneck’s 100-unit Shel- drake Apartments and 80-unit Comstock develop- ment and the Village of Bronxville’s Kensington project also demonstrate the level of activity in our smaller villages and towns.
TRANSFORMATION
On the other side of the county, the New Rochelle Planning Board has approved a $149 million project that will target the transformation of the City on the Sound. The 28-story mixed use development being constructed at the former Loews Theatre site by de- veloper RXR is the highlight of the downtown proj- ect. The project sets the stage for the city to carry out a 10-year master plan to build new restaurants, ho- tels, stores and 5,500 downtown residential units.
REPURPOSING
Wilder Balter Partners of Elmsford, a developer of market rate and affordable housing, has been tapped to turn the iconic cupola building of the for- mer Reader’s Digest headquarters into The Apart- ments at Chappaqua Crossing – a mix of market rate, workforce and affordable apartment homes.
REZONING
The Town of Harrison is capitalizing on its location and many amenities to position itself as an attrac- tive place to live for millennials.
In September 2016, Avalon Developers began the process for the downtown Avalon Bay development project. When complete, Avalon Bay will offer hous- ing options for millennials and empty nesters near the train station – as well as a new retail parking facility, additional retail space and new sources of revenue for the Town of Harrison.
“Harrison not only has the location and opportunity to develop appropriate proj- ects, it is also reacting to shifting demo- graphic trends vis-à-vis millennials and baby boomers aging out of our current housing stock.”
