CREATING CURB APPEAL
With Landscaping — at Any Price
Looking to sell your home? You may want to start with sprucing up your property. Joe Yedowitz, owner of Emil Yedowitz Landscaping Solutions, which has serviced Westchester and Hudson Valley homeowners for more than 20 years, suggests these simple and extravagant options — at various price points.
    $1,000 AND BELOW
Flowers: Shrubs and perennials can paint your landscape with color. The real “pop of color” comes from what is referred to as “seasonal color.” Border the land- scaping beds around your property with an assortment of annuals. Annuals typically provide color from May through October. A typical splash of color could run any- where from $350-$850 for an average home. “If it’s the fall months, hardy mums give a great contrast to the green color of shrubs. Hardy mums typically come in those bronze, yellow, orange, and purple colors that just scream the fall season.”
Mulch: Ditch the gravel and bare soil. Instead, install a fresh layer of mulch. Mulch typically comes in natural brown, deep black, or hardy red colors. “When in- stalled around a house, mulch gives the appearance of a nice, clean landscape.” A fresh application of mulch can cost any- where between $200-$1,000.
$5,000 AND BELOW
Grass: Green grass is a “car stopper,” says Yedowitz. How do you get it? “If your lawn is full of weeds, hire a professional to strip the old and replace it with sod. Sod is pre-grown, mature grass. The sod farmer cuts it and ships it to your house, where it is professionally installed. Sod ranges anywhere from $1.00-$2.50 per square foot installed, depending on the size of your property.”
Sprinkler system: “In order to get green grass, you need to apply water to it on a regular basis. The absolute best way of getting water applied regularly is with the use of an in-ground automatic sprin- kler system. Today’s technology allows the homeowner to apply water on a set sched- ule, which can dynamically change based on current weather patterns. A lawn sprin- kler system turns on and off automati- cally and takes care of watering the lawn. A typical lawn sprinkler system starts at $2,500 and could cost more based on the size of the property,” Yedowitz advises.
Low voltage lighting system:
A tastefully lit landscape should be en- joyed during both the day and evening. With modern LED technology, low voltage
systems use little electricity. An LED low voltage lighting system can be installed starting at $2,800.
$10,000 AND BELOW
If your budget allows, consider renovat- ing some hardscape items. New walkways can be created out of paving stones or bluestone. Adding Belgian block to edging and curbing is a nice touch. New founda- tion plantings and some accent beds can also improve the landscape. This type of hardscape improvement could start at $6,000 and increase depending on the size of the project.

A mixture of annuals and perennials will give your property that “pop of color” that will make it stand out in the crowd. Adding a dark mulch will give it a nice, clean look.
