ocation, location, location—it means everything in the world of business startups,
as Jared and Tara Braithwaite found out when they opened One With Land at a Pine Bush landmark in September 2023.
The couple’s restaurant on Awosting Road had, after all, been known to the locals as a one-time post offce, market, reputed brothel, bar, and Hoot Owl eatery. From the get-go,
the couple aimed not only to preserve the 19th-century space but take it to another level by connecting cuisine to the local

OSSINING
This nautical-chic restaurant’s 100-seat terrace overlooking the Palisades is one of the best places in the county to catch a sunset over the Hudson River. If you go, prepare to savor the views while digging into bites like lobster pappardelle and Atlantic salmon.
Colony Grill
PORT CHESTER
One advantage the
Port Chester location
has over the famous Stamford original: a large patio overlooking the Byram River. Much like the original, however,
it’s open past midnight
on weekends because
a balmy summer night, pizza, and beer go together like the Fourth of July and freworks.
bartaco
PORT CHESTER
In summer, bartaco rolls up the garage doors and transforms into an indoor- outdoor hotspot with its Byram River-facing patio. Be sure to ask about the rotating secret-menu taco and wash it all down with a fresh-pressed margarita.
Harvest on Hudson
HASTINGS-ON-HUDSON
This waterfront institution
has a handful of outdoor dining options, including a sun-shower-ready covered patio and seating along the river. But the best seats are in the 2,000-square- foot landscaped garden with herb-and-vegetable patches, umbrellas, and wood-burning chimeneas.
Hudson Farmer & the Fish
SLEEPY HOLLOW
The blue-stone patio cozies right up against the RiverWalk, with views of the Hudson River and the Mario Cuomo Bridge as the backdrop for awesome seafood towers from the raw bar and delicious crispy, thin-crust pizzas topped with ultra-fresh seafood and produce.
Patsy’s Pizzeria
NEW ROCHELLE
Though it’s only about
15 miles from the East Harlem original, the
New Rochelle franchise location of Patsy’s feels worlds away. That extends to the 40-seat patio, where you can split a couple
of coal-fred pies while watching boats bob in the New Rochelle Marina.
River Outpost Brewing Company
PEEKSKILL
Beer and Hudson River views are the common denominators at these
two dock-and-dine- accessible options. Direct lines from the brewery tanks pour pints at the lower-level patio and beer garden, and those same tanks also serve Fin & Brew upstairs, which pairs the craft beers with inventive, fne-dining takes on seafood.
Red Hat on the River
IRVINGTON
The rooftop cocktail lounge at this always- popular waterside spot
is one of Westchester’s favorite warm-weather haunts, but dining on the patio (it’s dog-friendly, by the way) promises equally spectacular views, plus
a lovely menu of light, shareable plates, like crab cakes, a spicy tuna tostada, and customer- favorite French fries.
RiverMarket Bar & Kitchen
TARRYTOWN
On weeknights, the lively patio at RiverMarket has some of the best people watching in town as droves of commuters return home on the Metro-North train. But the real draw is the views of the Mario Cuomo Bridge lit up at night, the dog- friendly setup, and, most importantly, the expertly crafted cocktails from Emilio Ugarte.
land—thus the name, One With Land (OWL as a nod to the prior restaurant).
One With Land sources
its meats and poultry from local farms. The seasonal menu features starters like crispy potato croquettes and mushroom pâté crostino and salads such as shaved celery salad sprinkled with hazelnut, dried cherries, and Parmesan. We’re always trying to give our guests something new and interesting,” says Jared.
Fan favorite mains include brined and spice-crusted bone- in heritage breed pork chop and the grass-fed beef burger smothered in caramelized onions and Gruyère. For dessert, you certainly can't go wrong with warm donuts with chocolate hazelnut sauce.
