   With charming Main Streets — and an influx of pandemic-oriented buying — it’s no wonder the Hudson Valley is a hot place for homebuyers.

Picturesque Main Streets, rolling hills, river-view and rural vistas, a hot farm-to-table food culture, and a plethora of home styles and price points have long made the Hudson Valley a highly desirable place to live. With the onset of COVID-19, that is more the case than ever. All corners of the Hudson Valley have seen high demand from residents looking to flee New York City and settle in the northern suburbs. As a result, increased demand, increased prices, and increased sales have characterized the real estate market across the Valley.
Low interest rates and low mortgage rates have also been driving forces in the market, with the Ulster County Board of Realtors reporting recently that
mortgage rates have remained close to all-time lows. And according to Nanuet- based Better Homes and Gardens Real Estate | Rand Realty, these rates are lower right now in real dollar terms than they have been in more than a generation.
The Hudson Valley’s luxury housing market also performed well in the wake of the pandemic, with many high-end buyers shifting their priorities as they look for a home where they can work, live, and play.
“For luxury buyers, especially those currently living in New York City, the functionality and amenities of a new home have taken precedence over location. Proximity to NYC and an easy commute is not as necessary when work and home life reside under the
same roof,” explains Anthony P. Cutugno, senior vice president at Houlihan Lawrence Private Brokerage.
“The market is more active than any other time I remember,” adds Linda Lindsay, an associate broker at Paula Redmond Real Estate in Rhinebeck. “Over the years our healthy market has relied, in part, on our desirability as a second-home community. Now, what was the second or country home may become the primary home; it changes what is important to buyers as they search for homes.”
